How to Choose a Real Estate Agent in Thornton (Written by One)
Yes, I see the irony. I'm a real estate agent in Thornton writing a post about how to choose a real estate agent in Thornton. But I've watched friends hire the wrong agent in other cities, and the mistakes are always the same — so here's the checklist I'd give my own family, whether they hire me or not.
Ask how many homes they've sold in your city lately — not in their career. An agent who's closed 200 homes in Colorado Springs is a beginner in Thornton. Local knowledge is specific: which subdivisions have HOAs and which don't, which streets flood the inbox with showing requests and which sit, what a Woodglen ranch is really worth versus an Eastlake two-story. Ask for their last year, in your neighborhoods.
Ask who actually shows up. With a lot of big teams, you interview the name on the sign and then tour homes with whoever's free. That's not automatically bad, but you should know it up front. Ask, directly: 'Will you personally be at my showings, my inspection, my closing?' The answer tells you a lot.
Ask how they handle the hard parts. Anybody can open doors and fill in blanks. The job is pricing strategy, inspection objections, appraisal gaps, and negotiation when the other side pushes back. A good test question: 'Tell me about a deal that almost died and what you did.' If they can't answer, they haven't been tested — or they have and it died.
Ask what their numbers look like against the market. Right now, metro homes take a median of about 32 days to sell and close at roughly 98.45% of asking. An agent whose listings sit for 70 days and sell at 95% is telling you something with data instead of adjectives. Make them show you theirs.
Read recent reviews — and read them like a skeptic. Five stars is great; why matters more. Look for specifics: 'answered every call,' 'talked us out of a house that wasn't right,' 'saved the deal at inspection.' Those are the reviews that predict your experience. For the record, mine are on Zillow — 5.0 stars from my buyers so far — and I'd rather you check them exactly the way you'd check anybody else's.
Watch out for guarantees. An agent who promises your home will sell in 10 days, or that you'll definitely win the first house you offer on, is selling you, not advising you. In a market with 4.76 months of inventory, honest agents talk about odds and strategy. They don't do certainties.
If you're interviewing agents in Thornton or anywhere in the north metro, put me on the list and grade me with the same checklist. Call 303-746-7659, ask the hard questions first, and hire whoever answers them best. I like my odds — but more than that, I like buyers and sellers who ask.
